Common leak points

  • Vertical or diagonal cracks in poured concrete walls, which are common as concrete shrinks while it cures.
  • Pipe and wire penetrations where water, sewer, gas or electrical lines pass through the wall.
  • Tie-rod holes left from the forms used to pour the wall.
  • The cove joint, where the floor slab meets the wall, which is a natural seam.
  • Mortar joints in block, brick or stone walls.
  • Window wells that fill with water because they lack drainage or a cover.

How cracks are typically repaired

In poured concrete walls, contractors often inject cracks from the inside with polyurethane foam, which expands to seal against water, or epoxy, which bonds the concrete back together. Which one is used depends on whether the crack is only leaking or also raises structural questions. Block walls are different: water can travel inside the hollow cores, so a crack patch on the surface often just moves the leak, and drainage is usually the more reliable fix.

When a crack is a structural question

Hairline cracks that are not leaking are common and usually not a concern. Get a closer look if a crack is wider than about a quarter inch, is widening over time, has one side sticking out farther than the other, runs horizontally across a block wall, or comes with doors and windows that start to stick. Bowing or leaning walls are a structural issue. For those, a homeowner may want an independent evaluation by a licensed professional engineer, and repairs may need a construction permit from the township.

What to include in your request

  • A rough description of the crack: length, width, direction, and whether it leaks every rain.
  • Whether the wall is poured concrete, concrete block, or stone or brick.
  • Whether paneling, drywall or storage is in the way.

Cost factors

We do not publish prices. The number of cracks, their length, wall type, access and whether other work such as drainage is needed are the main drivers. Ask for the warranty terms in writing.
