Basement Waterproofing FAQ

Straight answers about wet basements, sump pumps and how our referral service works.

Free referral service. A partner contractor contacts you directly.

Do you do the waterproofing yourselves?

No. Burlington Basement Pros is an independent referral service. We pass your request to an independent partner contractor serving your area, and that contractor does any work under their own contract.

Why does my basement only leak after big storms?

Often because groundwater rises during long or heavy rain and pushes in through the floor-wall joint or cracks, or because gutters overflow and downspouts dump water at the foundation. Describe exactly when and where it leaks in your request; it helps the contractor narrow it down.

Does a waterproofing contractor need to be registered in New Jersey?

Yes. Home improvement contractors, including waterproofing companies, must register with the New Jersey Division of Consumer Affairs. You can check registration with the state's online license verification. New Jersey also requires a written contract for home improvement jobs over $500, including the contractor's registration number, and gives you a right to cancel within three business days of signing.

Can I connect my sump pump to the sewer?

Generally no. Most sewer utilities prohibit sump pump connections to the sanitary sewer, and a sump should never discharge into a septic system. Discharge outside, away from the foundation and not onto a neighbor's property, and check your township or sewer utility's rules.

Do I need a battery backup sump pump?

If your basement depends on the pump, a backup is worth discussing. Heavy storms often cause power outages at exactly the time the pump is needed most. A contractor can explain battery and water-powered options and which suits your home.

Will homeowners insurance cover a flooded basement?

It depends on your policy and the cause. Standard policies generally treat burst pipes, groundwater seepage, sewer backup and surface flooding differently, and flood coverage is usually a separate policy. Photograph the damage and call your insurer or agent. We cannot advise on coverage.

How much does basement waterproofing cost?

We do not publish prices. The contractor's estimate depends on the cause, the type of foundation, how much wall needs drainage, whether the basement is finished, pump and backup choices, and any excavation or permits. Get the scope, price and warranty in writing.

Is interior drainage or exterior waterproofing better?

They solve problems differently. Interior drainage manages water that gets in and sends it to a sump; exterior work keeps water off the wall but means digging around the house. Ask each contractor why their approach fits your basement.

Is there any charge for sending a request?

No. Sending a request is free and you are not obligated to hire anyone. We may be paid by partner contractors for referrals.

What happens to my information?

We share your request with the partner contractor we refer it to so they can contact you. We do not sell it. See our Privacy Policy for details.

Burlington Basement Pros is an independent referral service, not a contractor. We do not perform waterproofing, sump pump or foundation work ourselves. When you send a request, we share it with an independent partner contractor serving Burlington County, NJ, who contacts you directly. Any estimate, contract, pricing, licensing, insurance and workmanship are between you and that contractor. Please verify their credentials before you hire.
